Bad Debt query: So if my 3-year tenant has lost his job and then failed to pay any rent and has run up a deficit of over £8,000 and has now scarpered back to Ireland (or possibly Bulgaria) leaving no forwarding address, I can legitimately offset that against my rental income for that tax year (or across two tax years) as a bad debt?

Like many tax questions, it depends. If you are using the 'accruals' basis for reporting income then you will have declared, and paid tax on, the £8,000 you expected to receive. In which case you should now be eligible to claim bad debt relief for that amount. However, if you are using the 'cash basis' for reporting your income then you would not yet have declared that £8,000 as income and hence the bad debt relief will automatically have been received already - nothing further to claim - except perhaps any costs relating to pursuing the debt.
